When purchasing real estate in Azerbaijan, it is essential to verify that the property has all required legal documentation before completing the transaction. Proper documentation confirms ownership rights and ensures that the property is registered with the official authorities.

One of the most important documents is the state property ownership certificate issued by the State Register of Real Estate. This document confirms that the seller is the legal owner of the property and has the right to transfer ownership.

Another key document is the technical passport of the property, which contains detailed information about the building, including its size, layout, and official registration data. This document ensures that the property description matches the information recorded in the state registry.

Buyers must also verify the identification documents of the seller, typically a national ID or passport. This helps confirm the identity of the person selling the property and prevents fraudulent transactions.

In addition, the transaction itself is finalized through a notarized purchase agreement. The contract is signed in the presence of a notary and officially confirms the transfer of ownership from the seller to the buyer.

After the agreement is signed, the property must be registered with the State Register of Real Estate so that the new owner receives an updated ownership certificate under their name.

For foreign buyers, a valid passport is required during the purchase process. In some cases, additional documentation may be requested by authorities depending on the transaction structure.
