Baku City Centre

Baku City Centre

Baku City Centre is the capital’s main urban, business, cultural and tourism core, combining the historic centre with modern commercial and residential districts. The area includes the Old City, Fountain Square, the Seaside Boulevard and major business corridors, while the Baku General Plan identifies Central Baku as the city’s principal economic, administrative and cultural hub.

Infrastructure:
The city centre has one of Baku’s most concentrated networks of shopping, restaurants, offices, hotels, cultural attractions and everyday services. Public transport is particularly important in this area: the 28 May metro station is planned to remain a central node of Baku’s underground network, while the General Plan provides for further expansion of the metro and other public-transport infrastructure.

The central area also benefits from the Seaside Boulevard and pedestrian-oriented public spaces. Baku's micromobility network reached 60 km in 2025, with further expansion planned, supporting movement within central urban areas.

For shopping and leisure, central Baku includes major destinations such as Port Baku Mall, Park Bulvar and 28 Mall, alongside numerous restaurants, cafés, hotels and service businesses.

Potential advantages of buying property in this area:

  • Central location with access to major business, cultural and commercial facilities.
  • Strong public-transport accessibility, including metro connections.
  • Proximity to the Caspian waterfront and Seaside Boulevard.
  • Wide range of restaurants, shopping, entertainment and everyday services.
  • Suitable for apartments intended for permanent urban living.
  • Central location can be relevant for buyers considering long-term rental use, subject to the specific property's location, price and demand.
  • Access to historic and cultural attractions can be an additional factor for properties targeting visitors or short-term accommodation, where legally permitted.
  • Central Baku has a diverse housing stock, ranging from historic buildings and older residential blocks to modern residential developments.

Who is it suitable for?
Baku City Centre can suit buyers who prioritise central urban living, proximity to offices, cultural venues, shopping and restaurants, as well as convenient public transport. It is also relevant for buyers considering centrally located apartments for rental purposes, although expected rental performance should be assessed separately for each property.

Key point for a property buyer:
When buying in central Baku, the exact street and building are particularly important: buyers should compare access to metro stations, parking, road traffic, building quality, surrounding noise levels and the property's distance from major commercial and tourist areas.
