Crescent Bay

Crescent Bay

Crescent Bay is a major waterfront mixed-use development in central Baku, located directly on the Caspian Sea and adjacent to the Port Baku district. The development brings together residential, office, hotel, retail and leisure functions, with Crescent Residences forming its residential component and Crescent Mall providing a major retail and entertainment destination.

Infrastructure:
Crescent Bay occupies a central waterfront position with direct access to Baku Boulevard and close proximity to Port Baku's business and shopping district. The location combines residential properties with offices, retail, hospitality and leisure facilities, reducing the need to travel far for many everyday activities.

Crescent Mall opened in May 2024. The shopping and entertainment centre covers approximately 115,000 m² and includes five floors of retail and leisure space, restaurants, outdoor terraces and a three-level car park with 1,193 spaces.

Crescent Residences provides 163 apartments within the residential tower. The development also includes duplex townhouses ranging from 217 m² to 706 m², with configurations from two to five bedrooms. Residential amenities include a swimming pool, spa, fitness centre, residents' lobby, 24-hour security and concierge services.

The surrounding area benefits from its proximity to Port Baku, Baku Boulevard and the central business districts. The wider waterfront also provides restaurants, hotels, pedestrian areas and recreational destinations.

Crescent Bay itself continues to expand as a waterfront neighbourhood. Liman Estate, for example, is being developed within Crescent Bay as a low-density residential project comprising 209 residences in four buildings and 12 waterfront villas, together with a private members' club, restaurant, fitness centre, indoor pool and landscaped gardens.

Potential advantages of buying property in Crescent Bay:

  • Central waterfront position: The development is located directly on the Caspian waterfront, close to Baku Boulevard and Port Baku.
  • Integrated lifestyle infrastructure: Residential, shopping, dining, office, hotel and leisure facilities are concentrated within the development and its immediate surroundings.
  • Access to premium retail: Crescent Mall provides a substantial retail and entertainment environment directly within the development.
  • Residential facilities: Crescent Residences offers amenities including a swimming pool, spa, fitness centre, concierge and 24-hour security.
  • Family-oriented property options: The availability of larger residences and two- to five-bedroom townhouses provides options for households requiring more living space.
  • Rental potential: The central location, business district, waterfront and hospitality infrastructure can make selected properties relevant to the rental market. Actual rental performance depends on the property's price, size, condition, view, operating costs and market demand.
  • Continued neighbourhood development: Projects such as Liman Estate demonstrate that Crescent Bay is developing beyond its initial tower-and-mall concept into a broader waterfront residential district.

Who is it suitable for?
Crescent Bay can be relevant to professionals working in central Baku, couples seeking a waterfront urban lifestyle, families looking for larger premium residences, and buyers considering a centrally located property for rental use. The area is particularly suited to buyers who value proximity to business, retail, dining and the Boulevard.

Key point for a property buyer:
Crescent Bay's main property feature is the combination of a central Baku address with direct waterfront positioning and an integrated mix of residential, commercial and leisure infrastructure. When evaluating an individual property, buyers should consider its exact orientation and sea view, floor, access to parking, proximity to Crescent Mall and Boulevard, service charges and the specific facilities available in the building.
