Mardakan

Mardakan

Mardakan is a historic coastal settlement in Baku’s Khazar District, on the Absheron Peninsula. Located northeast of central Baku, it is known for its established residential environment, traditional gardens and proximity to the Caspian Sea, while its road connections link it with Bina, Shuvalan, Buzovna, Bilgah and the wider Baku transport network. The area combines permanent residential use with a strong summer and leisure character.

Infrastructure:
Mardakan benefits from road connections toward Heydar Aliyev International Airport, Bina, Shuvalan, Buzovna, Bilgah and other northeastern settlements. The Buzovna–Mardakan–Gala highway is a four-lane, approximately 12-km road with three interchanges, while the wider airport–Mardakan road network provides a major connection between the northeastern settlements and Baku.

Public transport has also been strengthened. Current BakuBus infrastructure includes electric buses serving Mardakan and connecting the settlement with the Koroglu Transport Interchange; AYNA reported that routes serving Mardakan were among the routes fully converted to electric buses. In September 2025, route 340 was introduced between Bina and Mardakan, providing another local connection.

For families, Mardakan has established educational infrastructure. Baku's education authority lists Kindergarten No. 78 on Mirza Alakbar Sabir Street and Kindergarten No. 91 on Sharg Street in Mardakan. State development programmes have also included renovation and improvement of schools and kindergartens in the settlement.

Healthcare infrastructure is available within the settlement and the wider Khazar District. Historical state development programmes specifically included the renovation and modernisation of Hospital No. 26 in Mardakan, which was identified as a regional healthcare facility serving Mardakan and surrounding settlements.

Mardakan's recreational appeal is closely connected with its coastal location. Azerbaijan's official tourism portal lists Mardakan among the Caspian beach destinations around Baku and describes the area's beaches as comparatively quieter than some of the more crowded coastal locations.

The settlement also has a distinctive historical and cultural character. Mardakan is one of Baku's older settlements and has been specifically described in official government material as having a long history and rich cultural heritage. Its traditional low-density residential character and mature greenery distinguish it from newer high-density residential districts of Baku.

Infrastructure development has continued in recent years. In January 2026, an overhead pedestrian crossing was inaugurated on the Mardakan–Zagulba highway, improving pedestrian safety on an important road connection.

Potential advantages of buying property in Mardakan:

  • Coastal location: Proximity to the Caspian Sea gives the area a residential and recreational character that differs from central Baku.
  • Established residential environment: Mardakan is a long-established settlement rather than a newly created residential district.
  • Road connectivity: Connections toward the airport, Bina, Shuvalan, Buzovna, Bilgah and other northeastern areas make road access one of the area's important practical features.
  • Public transport: Electric bus routes connect Mardakan with the Koroglu Transport Interchange and surrounding settlements.
  • Family infrastructure: Kindergartens and schools within the settlement support permanent residential use.
  • Recreation and summer demand: Beaches and leisure facilities in Mardakan and neighbouring coastal settlements can be relevant for both personal use and selected rental properties.
  • Potential rental use: Villas and apartments with suitable locations, outdoor space and convenient access to the coast may appeal to seasonal or longer-term tenants. Rental performance remains dependent on the individual property and actual market demand.
  • Infrastructure improvements: Recent pedestrian and public-transport improvements indicate continuing attention to the area's transport infrastructure.

Who is it suitable for?
Mardakan can be suitable for families seeking a quieter residential environment outside central Baku, buyers looking for a villa or larger property, people who value proximity to the Caspian coast, and purchasers considering a property for seasonal or rental use. It can also suit residents who need regular access to the airport or northeastern Baku settlements. Buyers who commute daily to central Baku should consider peak-hour traffic and the exact location of the property.

Key point for a property buyer:
Mardakan's property appeal comes from the combination of coastal proximity, established residential infrastructure, relatively low-density surroundings and improving transport connections. The exact location is particularly important: properties closer to the main roads offer easier transport access, while properties deeper inside the settlement may provide a quieter environment but can require greater reliance on private transport.
